Request an estimateWhat does attic air sealing do for a San Clemente house?
At San Clemente Insulation and Spray Foam, attic air sealing in San Clemente means closing the gaps between your attic and the rooms below. Once your house stops trading air with the attic, your power bill comes down and moisture has less chance to collect up there.
Most calls start with an upstairs that runs hot, a drafty room over the garage, or a power bill that keeps climbing even though there's insulation up there. Price mostly follows how many openings need sealing, like can lights, pipes and the hatch, and how easy your attic is to move around in. The schedule turns on what has to happen first. Live knob and tube wiring, the old cloth-wrapped kind strung on porcelain knobs, vermiculite insulation or a leaking roof all get dealt with before any sealing starts, so tell us if you know of one. Your estimate is written out step by step, so you can see what comes first and why.
How we do attic air sealing
We work across the attic floor and pull back insulation where air usually gets through, around can lights, pipes, wiring holes and the hatch itself. Dark streaks in the insulation show us where air has been moving through it, much like dirt on a furnace filter, so we know where to look. We seal those gaps and leave the vents that need to breathe open, because a buried eave vent stops the attic from drying out and moisture ends up in the framing. Once the gaps are closed, we put the old insulation back where it's still in good shape and even it out so the edges aren't left thin.
Sealing is usually the first half of an attic upgrade. Many attics need more on top once the leaks are closed, and adding to what's already there is retrofit insulation. Foam costs more but seals air while it insulates, so spray foam insulation makes sense when your ductwork runs through the attic. Otherwise, sealing the gaps and topping up loose fill usually wins.
Attic air sealing in San Clemente and the city's permit rules
San Clemente issues mechanical, plumbing and electrical permits. Its list names jobs like water heater replacements, gas piping, HVAC work and electrical service upgrades but not air sealing, so that list alone doesn't settle whether your job needs a permit. When a job calls for one, we pull it as the licensed contractor and handle the inspections, and when we're not sure, we check with the city before we start. You can look over the city's permits page yourself. The city also strongly discourages the owner builder route, where you act as your own contractor, because you'd carry the liability for bad work by anyone you hire.
We're based in San Clemente and work across south Orange County. The attics we open here look a lot like the ones in Dana Point and San Juan Capistrano, with can lights, bath fans and plumbing cut through the ceiling over the years and ducts running across the attic floor.
Why call us for attic air sealing
The owner looks at your attic
I come out, go up in your attic and write the estimate myself, and our own crew does the work. You hear what's wrong from the person who saw it, and the people who fix it work for us.
A licensed, insured insulation contractor
We're licensed and insured. If sealing leads to adding insulation, California's C-2 insulation classification covers that work, so it's fair to ask any contractor you're weighing which license class they hold.
Back in the trade since 2020
I learned insulation on crews when I was young and came back to start this business in San Clemente in 2020. Coming back with fresh eyes, I saw how often insulation got piled on while the leaks underneath were left alone, and that's why we seal first.

Frequently asked questions
How much does attic air sealing cost in San Clemente?
We can't price it until we've seen your attic, so the number comes from a free estimate at your house. Low clearance, ductwork in the way and a lot of insulation that has to come out all add work. An attic where the old insulation can go back in place keeps the cost down.
Should I seal my attic before adding insulation?
Yes, seal first. Energy guidance puts air sealing ahead of insulating, once any combustion safety and ventilation issues are sorted out, because that order gets you the most energy savings. Insulation slows heat but doesn't stop air, so laying it over open gaps leaves the draft going.
Does dirty attic insulation need to be replaced?
Usually not. Insulation that's gone dark from leaking air is still fine to use, so after the gaps are sealed it goes back in place. Material that's been soaked or is full of droppings is the exception, and it comes out, because putting new insulation on top leaves the problem in place.
Is attic air sealing safe if I have a gas furnace or water heater?
Yes, as long as the venting gets checked afterward. A tighter house gives carbon monoxide more chance to build up if a gas furnace, water heater or dryer isn't venting properly, so have a heating and cooling technician check the venting once we're done. Tell us about any gas appliances when you book so we can plan around them.
What causes hot upstairs rooms when my attic already has insulation?
Usually it's air leaking through gaps under the insulation. Leaks tend to be biggest where walls meet the attic floor, at dropped ceilings like the boxed-in area over kitchen cabinets, and behind or under kneewalls, the short walls in rooms tucked under the roof.
How long does attic air sealing take?
It depends on your attic, and we give you the schedule when we write the estimate. Size, how tight the space is and anything that has to be fixed first set the pace. Sealing alone usually doesn't mean leaving the house, but if the plan includes spray foam, we'll tell you before we start when you need to be out and when it's safe to come back in.
Work that often goes with air sealing
Retrofit insulation
If the layer in your attic is thin once the gaps are closed, this adds to what's there without starting over.
Spray foam insulation
When ducts run through a hot attic, foam can seal and insulate in one pass, though it costs more than loose fill.
