Do I need a new vapor barrier in my crawl space?

A crawl space vapor barrier is plastic sheeting laid over the dirt under your house. In San Clemente our crew installs and repairs them so ground moisture and soil gases stay down there instead of getting pulled up through gaps in the subfloor into your rooms. The sheet also stops damp soil from wicking water up toward the wood.

Most people call because the plastic down there is torn, bunched up or missing, or because the floors feel damp and there's a musty smell they can't place. The price mostly moves with the size of the crawl space, what's under the old plastic and whether that plastic can stay, and the schedule turns on whatever repair work has to come before new plastic goes down, so I write the estimate step by step to show you what comes first and why.

How we put in a crawl space vapor barrier

I start by crawling in with a light to look at the old plastic, the wood above it and the dirt along the walls, and then I tell you straight whether that plastic is worth patching or worth replacing. Anything wet, moldy or rotted gets dealt with first, because new plastic laid over a wet problem just hides it. Then our crew clears out debris, lays the sheet over the ground, overlaps and tapes the seams, and seals around pipes and the piers, the short posts that hold up your floor, so the cover stays put when someone has to work down there later. When we're done, I'll walk you through what we did.

Plastic under the house is one part of keeping moisture where it belongs. If you need a moisture layer somewhere else, such as a wall or floor going back together after a remodel, that's our vapor barrier installation work. Air from the crawl space also tends to rise through the house and leak out the top, so attic air sealing, which closes the gaps around lights, pipes and the hatch, often makes sense alongside it.

Crawl space vapor barrier permits and jobs in San Clemente

The City of San Clemente's Building Department issues building permits here, and its permit list doesn't name crawl space vapor barriers, so that list alone doesn't settle whether your job needs one. When a job calls for a permit, we pull it as the licensed contractor and handle the inspections, and if we're not sure about yours, we check with the city before we start. You can also ask the department yourself by email or by phone at 949-361-6100.

A lot of the crawl spaces I see here are under older houses with the original plastic still down, torn up over the years by plumbers and cable installers, or under homes with a remodel coming where the owner wants the floor checked first. We're based in San Clemente and do the same work in cities across south Orange County, including Dana Point and San Juan Capistrano.

Why call us for your crawl space

  • I look, our crew installs

I come out myself to crawl in, look the job over and write your estimate, and our own crew does the work. The person who saw your crawl space is the one answering for the plan.

  • Licensed and insured for this work

We're licensed and insured. That protects you if something goes wrong while our crew is under your house.

  • Back in the trade since 2020

I learned insulation on crews when I was young, then came back to start this business in San Clemente in 2020, six years ago. Coming back with fresh eyes is why I check what's under the old plastic before anything new goes down.

  • Crew days inside city hours

San Clemente lists construction hours of Monday to Friday, 7 am to 6 pm, subject to permit conditions, with no construction on Sundays or city holidays. We schedule your job inside those hours, so you know when to expect us.

Frequently asked questions

Does a vented crawl space still need a vapor barrier?

Yes. Federal building guidance says every crawl space should have a ground cover, whether it's vented or sealed, so the choice about the vents comes after the plastic, not instead of it. Research the Department of Energy summarized in 2014 found that sealed, unvented crawl spaces in general showed heating and cooling savings and lower humidity, which is worth knowing if you're weighing that step later.

Can my old crawl space plastic be repaired instead of replaced?

Often it can. If an existing 6-mil sheet, about six thousandths of an inch thick, is just open at the seams or pulled loose from the walls or piers, federal guidance says taping the tears and seams may repair it. The same guidance calls a new layer laid over it, sealed at every seam and fastened to the walls and piers, the more durable fix, and I usually lean that way when the old sheet is torn in a lot of places.

How long does a crawl space vapor barrier last?

One cost guide puts a 6-mil contractor-grade sheet at about 3 to 5 years and a 20-mil reinforced sheet at 25 years or more. If you plan to stay in the house, the thicker sheet can make more sense than redoing a thin one every few years, and I'm glad to talk through both on site.

What has to be fixed before a new vapor barrier goes in?

Standing water, mold, rotten wood and any hazardous materials should be taken care of before new plastic goes down, so plan for that work first if you've seen any of it. It also helps to clear stored boxes and junk out of the crawl space ahead of time, because federal weatherization guidance calls for the plastic to cover all of the ground, or as close as reasonably possible, and run up the walls, columns and footings.

How much does a crawl space vapor barrier cost in San Clemente?

The cost comes down to the square footage, how much room there is to move around under there, whether the old plastic gets patched or covered with a new sheet, and how thick a sheet you choose. A thin sheet costs less up front, while any water, mold or rot work that has to come first adds to the job. The written estimate breaks it out step by step so you can see what you're paying for.

What causes water in a crawl space?

In a vented crawl space, most of the water usually comes from outside, from yard grading that slopes toward the house, no drainage around the foundation or sprinklers that soak the beds next to it. Plastic alone won't stop that, so when I see signs of it I'll point you to the source before we cover the ground.

  • Vapor barrier installation

When moisture needs stopping somewhere other than the ground under your house, such as a wall or floor going back together after a remodel.

  • Attic air sealing

If upstairs rooms run hot or drafty, closing the gaps at the top of the house keeps your air from slipping out through the attic.
