Request an estimateWhat does retrofit insulation involve for an older San Clemente house?
Retrofit insulation in San Clemente means adding insulation to a house that's already built, most often by blowing loose fill across the attic floor and sometimes into closed walls, so the hot upstairs and the drafty rooms even out.
Most people call me because a room won't stay comfortable. It's often the room over the garage or an upstairs bedroom in an older house where the attic has a few inches of packed-down fill or nothing at all. The price moves with how much attic or wall there is, how hard the space is to reach, and what has to happen before new insulation goes in, like old wiring, a floored attic or old material that got wet and needs insulation removal first. Those same things set the schedule, so your estimate is written out step by step and you can see what comes first and why.
How we handle retrofit insulation
In an older house I check the wiring up top first, because old wiring shouldn't end up buried under new insulation before someone has looked at it. If the attic has a floor, we talk through reaching the space from below or lifting as few boards as we can, and you pick the one you'd rather live with. Then our crew does the air sealing, which means closing the gaps around can lights, pipes and the attic hatch, so the new insulation isn't fighting a draft. We keep the eave vents clear so the attic can still breathe, then blow in loose fill through a hose and carry it all the way out to the edges, where it usually ends up thin.
Some houses need more than a top-up. When the ductwork lives in the attic, spray foam insulation can be worth its higher price because it seals air while it insulates, but in most attics sealing the gaps and adding loose fill gets you there for less. If the whole attic needs redoing, including what to do with the old layer, that's our attic insulation work.
Retrofit insulation rules in San Clemente
San Clemente generally requires a permit for electrical, plumbing, mechanical or structural work and for any home improvement, and its list names re-roofing but not insulation, so whether your retrofit needs one isn't settled. You can ask the city through its Community Development Liaison at 949-361-6100, and if I'm not sure about a job, we check with the city before we start. When a job does call for a permit, we pull it as the licensed contractor and handle the inspections. California's energy rules also cover changes to existing buildings, not just new ones, and the state treats insulation as its own licensed trade, covering anyone who installs insulation to control heat or sound.
Around here we see plenty of older houses with a thin attic layer, ductwork running through the attic and rooms over the garage that run hot, and the work is the same on jobs in Dana Point and San Juan Capistrano. We're based in San Clemente and work in cities across south Orange County, so ask even if your city isn't listed.
Why call us for retrofit insulation
The owner writes your estimate
I come out myself, go up in the attic and write the estimate, and our own crew does the work. The person who saw the problem is the one who planned the fix.
You see what's up there
Before anything gets priced, I show you what's going on in your attic or crawl space and why it matters. You'll know your own house well enough to make the call yourself.
Licensed and insured for your job
San Clemente warns that homeowners who act as their own contractor take on the liability for bad work by anyone they hire, and it encourages hiring a licensed contractor instead. We're licensed and insured, so you aren't the one acting as contractor.
In business since 2020
I learned on crews young, spent years in other work, and came back to start this business in 2020 after seeing how often insulation got piled in over problems nobody fixed. That's why the checks come first, and the work is backed by our satisfaction guarantee.

Frequently asked questions
How much does attic insulation cost in San Clemente?
Across the US, installing blown-in attic insulation usually costs about $4 to $7.50 per square foot, and that's a national figure, not a San Clemente price. Your number depends on the attic's size, how easy it is to reach and whether old material or wiring has to be dealt with first. Our estimate is free and done on site, so you'll see your price before you decide.
Can you insulate walls without opening them up?
Yes, existing walls can be filled by blowing insulation through small drilled holes until every empty cavity is full. The installer first confirms the walls can take the air pressure, then repairs every hole so insulation can't blow back out. The floor below gets covered and the work area closed off so dust doesn't spread through the house.
What if my attic has a floor, can you still add insulation?
Yes, usually by lifting as few boards as possible or drilling access holes, filling the space underneath, then putting the boards back and closing the holes. If you'd rather leave the attic floor alone, the space can often be reached from below through the ceiling, which works especially well over a garage. I'll walk you through both at the estimate.
Do I need a permit to add insulation in San Clemente?
That isn't settled for insulation, since the city's permit list doesn't name it, so the Community Development Liaison line above is the place to ask. If your job does need a permit, we pull it and handle the inspections.
What is the best way to deal with old knob and tube wiring before insulating?
Find it before any insulation goes in, because installer guidance calls for checking the attic for live knob and tube wiring, the old wires strung on porcelain knobs, first. Where it turns up, it's dammed off, meaning boxed off so insulation stays clear of it, when that's possible, or replaced with modern wiring, which can add a step to your plan. We'll show you where it runs and what that step means for the job.
What causes a room to stay hot after adding attic insulation?
Usually it's air leaking through gaps around can lights, pipes and the attic hatch, because insulation slows heat but doesn't stop air from moving through it. Adding or replacing old insulation is the best time to seal those gaps, so ask any crew whether air sealing is part of the job. On ours it comes before the new insulation goes in.
