Insulation Contractor in Laguna Woods - Comfortable Rooms in Older Homes
San Clemente Insulation and Spray Foam air seals attics, removes old insulation and puts in new insulation in Laguna Woods. Most of that work is in older single-story homes and condos where nobody has checked the attic in years.

Request an estimateLaguna Woods: older homes, attics left alone
Laguna Woods is its own city, and a lot of it sits behind the gates of Laguna Woods Village. The homes there are mostly single-story condos and co-ops, many with shared walls, on quiet streets that look much like the next one. The rest of the city has homes of about the same age and size, and they run right up to Laguna Hills next door. Many of the people we meet here have owned their place a long time. They know the Community Center and the History Center by the Village Library far better than we do.
Those homes decide what we find overhead. The attics are usually low, and you get in through a small hatch in a closet or hallway ceiling. The insulation is often the original, packed down thin, pushed aside by years of cable and plumbing work, or fouled by rodents. So the job often starts with what has to come out.
Working in Laguna Woods: the city, the gates and your attic
If your job calls for a permit, I pull it as the licensed contractor and handle the inspections. When I'm not sure whether it does, I check with the city before we start. The city also has its own business registration, which the questions below cover, and you're welcome to ask us to show that we're licensed and insured. The price depends on how big the attic is and how hard the hatch is to work through. It also depends on whether the old insulation can stay or has to come out, how many gaps need sealing, and whether loose fill or foam suits your house. The schedule mostly depends on removal, gate access if you're in the Village, and a permit if one applies. My written estimate lays out each step in order, so you can see what comes first and why.
A lot of homes here sit inside the Village gates. When you book, we work out with you how I'll get in for the estimate and how the crew will get in later. The gate question further down says who to ask. We drive up from San Clemente for this, and it's the same attic work we do across south Orange County, from Dana Point up to Rancho Santa Margarita.
Services in Laguna Woods, CA
Attic insulation
A lot of attics here still hold the insulation the house was built with, packed down to a few inches and thinner at the edges than in the middle. We measure what's up there and even out the coverage so the edges get their share, and we keep the eave vents clear so the attic can still breathe.
Insulation removal
When old insulation has been soaked by a roof leak or filled with droppings, new material on top just buries the problem. We vacuum it out, clean up and show you what we found before anything new goes in.
Attic air sealing
Older homes here tend to leak air around can lights, pipes and the attic hatch, which is why a room can feel drafty with insulation right over it. Air sealing, which means closing those gaps before we insulate, is usually the first line on our estimate.
Blown-in insulation
Low attics with a small closet hatch are hard to fill well with batts, so blown-in insulation, loose fill sent through a hose, is usually the better fit. We blow it to an even depth across the whole attic, all the way to the edges.
Open-cell foam insulation
When the ductwork runs through the attic, spraying foam on the underside of the roof can make more sense than insulating the attic floor. Open-cell foam insulation costs more than loose fill but seals air while it insulates, and I'll tell you plainly whether your attic is one where it pays off.
Retrofit insulation
Plenty of homes here have had kitchens redone or rooms added over the years without anyone touching the walls and attic around them. If you have a remodel coming up, that's the easiest time for us to insulate the spaces that are hard to reach otherwise.

Frequently asked questions
How much does attic insulation cost in Laguna Woods?
The price mostly depends on how big your attic is, how easy it is to reach and whether the old insulation can stay or has to come out first. Foam costs more than loose fill, and in most attics, sealing the gaps and topping up with loose fill gets you more for your money. I write every estimate on site, step by step, so you can see where the cost goes.
Does a contractor working in Laguna Woods have to register with the city?
The city requires businesses that operate from a fixed commercial location in Laguna Woods to register with the city, and home-based businesses don't have to. That means a contractor driving in from another city, as we do from San Clemente, may not show up there, so it's more useful to ask whether they're licensed and insured. The city's Planning Division answers registration questions at planning@lagunawoods.gov or (949) 639-0500.
How do I get an insulation contractor through the Laguna Woods Village gates?
Start with Resident Services at the Village Community Center, which helps residents with guest passes, Village permits and RFID decals, the electronic tags for getting through the gates. Ask them what the Village needs from you before work starts. Then tell us what you've set up, so I know what to expect at the gate for the estimate and the crew knows for the work day.
Where can I read Laguna Woods city ordinances before a home project?
The Laguna Woods Municipal Code, which collects the city's standing local laws, is online and at City Hall. New ordinances that haven't been added to the code yet are posted at City Hall and on the online code's first page shortly after the City Council adopts them.
What causes one room to stay hot in an older Laguna Woods home?
Usually it's air leaking in around can lights, pipes and the attic hatch, or insulation that's thin or missing over that room. In older attics we also find insulation packed down, pushed aside by past repairs, or piled deep in the middle and thin at the edges. I'll show you which it is before we talk about fixes, with photos if you'd rather not climb up.
Do we have to leave the house during insulation work in Laguna Woods?
For blown-in insulation and air sealing, you can usually stay home while we work. Spray foam is different, because you, your family and your pets have to stay out until the foam maker's re-entry time, the point when it's safe to come back inside. We go over that time with you before the day, so you can plan where everyone will be.
