Request an estimateDoes your old attic insulation need to come out?
Insulation removal in San Clemente means taking the old insulation out of your attic so the leaks and gaps under it can be fixed and your new insulation starts from bare, sound framing.
Most people call because a room upstairs won't stay comfortable or a remodel is coming. When I open the hatch, the old insulation is often flat, stained or patchy, sometimes with newer batts laid right over the mess. Putting fresh insulation on top of that just buries the problem, so the old layer comes out first and attic air sealing, which means closing the gaps before insulating, can happen on bare framing. The price moves with the size of the attic, how deep and loose the old material is, how tight the space is to work in and what repairs turn up. The schedule mostly turns on those repairs and on whether anything up there needs a different kind of contractor. Your estimate is written out step by step, so you can see what comes first and why.
How our insulation removal works
Before anyone touches anything, I tell you whether your old insulation is coming out or just being moved aside, because sometimes pushing it back to seal a few gaps is all the job needs. We cover the path from your door to the hatch so dust stays off your floors. Then the crew vacuums loose fill out through a hose and pulls old batts by hand, working from the far eaves back toward the hatch. Once it's clear, we clean off the joists and make sure the eave vents are open so the attic can breathe before anything new goes in. If anything up there looks like vermiculite, we stop right there and talk through next steps with you before it gets disturbed.
Removal usually leads into the next job. Old insulation isn't only an attic problem, so if the batts under your floors are sagging or wet, we pull them and redo the crawl space insulation while we're set up. When a remodel opens up walls, that's the easiest time to swap tired fill for new wall insulation.
What to know about insulation removal in San Clemente
Whether pulling old insulation needs a permit isn't something I guess at. The city sends permit questions to its Community Development Liaison at 949-361-6100, who can also set up an in-person appointment. When a job calls for a permit, we pull it and handle the inspections, and if we're not sure about yours, we check with the city before we start. The city also strongly discourages the owner-builder route, where you stand in as your own contractor. If you go that way, you're liable for bad work by anyone you hire, which is a good reason to have a licensed contractor carry the job.
A lot of the attics we open here belong to houses a few decades old, often with a thin layer of original fill, newer batts tossed on top and insulation pushed over the eave vents. We're based in San Clemente and work in cities across south Orange County, and we see the same layered attics on jobs in Dana Point and San Juan Capistrano.
Why call us for insulation removal
The owner looks, our crew works
I come out to look at your attic and write the estimate myself, and our own crew does the work. That way the person who saw what's up there is the one answerable for the job.
Running this business since 2020
I learned insulation on crews when I was young, spent years doing other work and came back in 2020 to start this company. Coming back with fresh eyes, I saw how often insulation got piled in while the real problems were left alone, so we look before we pull anything.
Licensed and insured for insulation
We're licensed and insured. California's contractors board defines insulation contracting as putting in material that controls heat or sound, and that's the trade we work in, which matters when your removal ends with new insulation going back in.

Frequently asked questions
Is my attic insulation vermiculite?
It may be if it looks like small pebbles poured loose between the joists, usually gray-brown or silver-gold. That look matters because a vermiculite job may call for an asbestos abatement contractor, so don't stir it up, and tell us the color and texture when you call.
Who should remove vermiculite insulation in San Clemente?
The EPA advises having vermiculite removed by a trained and accredited asbestos abatement contractor that's separate from the company that assessed the insulation. So plan on one firm looking at the attic and a different firm taking it out. In California, the state contractors board lets a contractor with an asbestos certification do abatement only within the license classifications they already hold.
What is the best way to plan attic insulation removal?
Start by checking the attic for roof leaks, moisture, and structural or pest damage before anything comes out, then get a list of every repair it needs. That way the fixes get planned along with the removal instead of found halfway through, and it's why our estimates list what comes first.
How much does insulation removal cost in San Clemente?
Attic insulation removal in the Los Angeles area usually costs about $2 to $4.50 per square foot, and that's the going rate in the region, not a quote from us. Where your attic lands depends on what's up there and what the checks turn up, and I'll write your number out at the estimate.
Do we have to leave the house during insulation removal?
Usually not for ordinary fiberglass or cellulose, though kids and pets should stay clear of the hatch and the work path while the crew is pulling insulation out. Asbestos work is different, because the work area is marked as a hazard area, sealed off from the house with plastic sheeting and tape, the heating and air are turned off, and household members and pets stay out until the work is done.
How do I check my attic insulation without stirring up dust?
Look from the hatch wearing a mask and long sleeves, since a federal attic guide advises a mask against heavy dust and sleeves against skin irritation. Don't reach in or walk the joists, and if what you see looks like pebbles rather than fluff, leave it be and give us a call.
Other insulation work that often goes with removal
Crawl space insulation
Cold floors often trace back to sagging or missing batts under the house, and new insulation down there fixes what attic work can't reach.
Wall insulation
Rooms that stay hot or drafty after the attic is done may need insulation inside the walls, which is easiest to add while a remodel has them open.
